Buying in pre-launch can secure a better price, but it makes careful checking even more important. Here is a practical list for any Gurugram launch, including Nine Zero.

1. RERA registration

Under RERA, projects must be registered before they are advertised and sold. Search the project on the Haryana RERA portal and match the registration number, the promoter’s name and the land details. Nine Zero’s RERA details will be updated upon confirmation.

2. Approvals

Ask for the licence, the approved building plans and the environmental clearance where applicable. Check that the floor plan you are shown matches the approved drawings.

3. Carpet area

RERA requires sale prices to be based on carpet area. Ask for the carpet area of your specific unit in writing.

4. The agreement

Read the builder–buyer agreement for the possession date, delay compensation, cancellation and refund terms, and the full list of charges.

5. Payments

Pay only into the project’s designated account, never in cash, and keep receipts for every payment.
