Most buyers fund part of a ₹2.50 Cr* purchase with a home loan. Here is how to prepare, and what a construction-linked plan means for your loan.
How much can you borrow?
For a property of this value, banks usually lend up to about 75–80% of the cost, and you pay the rest. How much you can borrow depends on your income, existing EMIs, credit score and age. A co-applicant, such as a spouse, can increase how much you are eligible for.
Documents checklist
- PAN, Aadhaar and address proof
- Salaried: last 3–6 months’ salary slips, Form 16, 6 months’ bank statements
- Self-employed: 2–3 years’ ITRs with computation, audited financials, business proof, 12 months’ bank statements
- Allotment letter, payment receipts and the builder–buyer agreement
How disbursal works
On a construction-linked plan, the bank releases money in stages as each milestone is reached and demanded. Until the full loan is disbursed you usually pay only interest on the amount released so far, called pre-EMI. Full EMIs begin once the loan is fully disbursed, or earlier if you choose.
RERA and loan approval
Lenders usually approve loans only for projects with valid RERA registration, and many have their own list of approved projects. Nine Zero’s RERA details will be updated upon confirmation. Ask your bank about approval timing before your first disbursal is due.
